Positioned around the corner from one of the most popular co-working spaces in town, Youngblood Coffee, and steps from other remote work-friendly places such as the Fargo Public Library, Prairie Den, and five other coffee shops, Dillard Apartments are a remote worker’s paradise. Feel like staying in? Two-bedroom floorplans offer spacious set ups to separate your workspace from home life! Dillard also has a cozy clubroom to post up in. Bring your laptop down to get some work done by the fireplace if you need a change of scenery.

We use a Ratio Utility Billing System (commonly known as a RUBS program), which is a method for allocating master billed utility expenses to residents of a multifamily community. Rather than simply taking the bill and dividing it by the number of units, RUBS considers the square footage of a unit, and the number of residents. This does not include any common areas, hallways, or garage areas. The tenant would only be responsible for the square footage and occupancy of their unit. The vendor who will be providing these billing services is Yardi Energy Services (YES). When the new billing services begin, you will receive contact information and can reach out to YES for any questions or concerns regarding your bill

Fargo's neighborhoods range from the walkable core around Broadway to quieter, tree-lined streets a few miles out, and each one offers a different pace of city living. These are some of the strongest options for renters:

Downtown Fargo

Downtown Fargo is where Dillard Apartments sits, along Roberts Street North, just blocks from the Red River. The neighborhood carries a Walk Score of 93, and residents can reach the Fargo Theatre, Plains Art Museum, and Broadway Square on foot. It is the most walkable part of the city, with restaurants like Mezzaluna and Wurst Bier Hall filling in the blocks around Dillard Apartments.

NDSU and the University Area

The area surrounding North Dakota State University, just north of downtown, draws students, faculty, and staff who want a short commute to campus. The neighborhood mixes campus energy with established housing stock and sits near the Fargodome and the university's research park. Renters here trade some of downtown's walkability for proximity to one of the city's largest institutions.

Longfellow

Longfellow sits along the Red River in the northern part of Fargo, roughly four miles from downtown, and offers a quieter, tree-lined alternative built mostly on single-family homes from the 1960s and 1970s. The neighborhood is anchored by Longfellow Park, which has pickleball and baseball facilities along with a playground and winter ice rink, plus easy access to the nearby Edgewood Golf Course. It is a common choice for renters who want an established, family-oriented setting a short drive from downtown.

South High

South High, built around Fargo South High School, is one of the city's more established residential neighborhoods. It offers lower home prices, quiet streets, and easy access to Brunsdale Park's sports fields and picnic shelters. Renters drawn to a settled, family-oriented place often land in South High.

Fargo pairs a walkable, revitalized downtown with an economy built on healthcare, insurance, and technology rather than a single industry. For renters, that combination shows up in several distinct ways:

A Downtown Rebuilt Around the Red River

Downtown Fargo has spent the last two decades converting old warehouses and vacant lots into apartments, restaurants, and public gathering spaces like Broadway Square. Dillard Apartments sits inside that corridor, a few blocks from the Red River Trail system that links Island Park, Fargo's oldest park at 40.5 acres, to Lindenwood Park's 92 riverfront acres. It is a rare setup for a city of Fargo's size, an urban core with real river access on foot.

An Economy Anchored by Healthcare and Insurance

Fargo's largest employers are not concentrated in one industry. Sanford Health and Essentia Health run major hospital systems in the city, while Noridian Mutual Insurance Company, the parent of Blue Cross Blue Shield of North Dakota, employs thousands from its south Fargo headquarters. That diversity, which the Greater Fargo Moorhead Economic Development Corporation places in the top 19 percent of all U.S. metros for industry mix, gives renters more stable job options than a single-employer town.

A Manageable Distance from a Major Metro

Fargo sits roughly three and a half hours from Minneapolis by way of I-94, close enough for an occasional weekend trip but far enough to keep housing costs and traffic well below what a bigger metro demands. Residents get small-city commute times with big-city flights out of Hector International Airport, about a 10-minute drive from downtown.

A Four-Season Outdoor Routine Along the River

Winters in Fargo are genuinely cold, but the Red River Trail system stays active year-round, from summer kayaking launches at Lindenwood Park to the cross-country ski trails at Island Park. The Fargo Park District maintains more than 2,100 acres citywide, giving residents at Dillard Apartments a green space option in every season without leaving the city.

With direct access to both interstates, most of these employers are a 10 to 15 minute drive from Dillard Apartments.

Amenities at Dillard Apartments are built around downtown convenience, starting with a rooftop patio that looks out over Fargo's skyline:

Rooftop Patio and Fireside Club Room

The rooftop patio comes with grills and lounge seating for evenings above the city, while the club room's fireplace gives residents an indoor version of the same gathering space through the colder months. Both sit just off the elevator, so the amenity is a quick trip rather than a special outing. For a downtown Fargo building, the combination of outdoor and indoor social space is not common.

Pet Wash Station and Dog Run

Dillard Apartments allows both cats and dogs with no breed restrictions, and the on-site pet wash with towels and a dedicated dog run cuts out a trip to the groomer after a walk along the river. Pet walking and care services are available for residents who need extra help during a long day. It is a setup built for renters who do not want downtown living to mean compromising on a pet.

Attached Parking and Nightly Security

An attached parking garage means residents reach their vehicles without stepping outside, a real advantage during a North Dakota winter. Nightly security patrols and controlled building access add oversight that goes beyond what is standard for the downtown market. Package delivery through a dedicated room and trash chutes on every floor round out the day-to-day conveniences.

Every home at Dillard Apartments includes an in-unit washer and dryer, stainless steel appliances, and high ceilings, regardless of whether the layout is a studio or a three-bedroom. Several studio and one-bedroom layouts are also available furnished for residents who need a move-in-ready option. The result is downtown living without sacrificing the basics.

Log into your resident portal, select ‘Maintenance Request’ from the drop-down menu or tool bar in the top left-hand corner. Enter your request and select submit. If correctly entered, you will receive a confirmation email.

Centric Management requires a 60-day written notice prior to the end of the month. If your lease term has expired and you are month to month, a 30-day written notice is required prior to the end of the month.

YES! We’re not just pet-friendly, we’re pet-centric. We require a one-time fee of $400 per pet, and $40/month Pet Rent fee. 

Yes! We have on call maintenance technicians that respond to all emergency calls outside of our normal business hours.

Internet & Cable is provided by Midco! Select properties already have the system installed, you just need a voucher code. Contact your property manager to get access!

We don’t have a credit score requirement! We do look into late credit payments, levels of charge offs, & debt-to-income ratios. We know this can be complicated to understand, contact our office with any questions you may have!
